1) Now that the world is becoming greener and we are all being encouraged to ditch the car and use public transport is it really a replacement for the privacy and sanctity of your own four wheels.  What is the worst thing about public transport?

We all get a present we don’t like from time to time but what do you really hate to get as a present?

 
3) Have call centres had their day? Is it time companies gave us a human being to talk to and not a machine?

 
4) One of the most embarrassing things I have ever been asked by a Spanish person is why we put our elderly people in homes.  Do we have the wrong attitude to ageing and suitable care of the elderly?

 
5) ABDELBASSET AL MEGRAHI was convicted of bombing Pan Am Flight 103 and murdering 270 men, women and children.  He was jailed for life with a minimum of 20 years before being eligible for parole.  Following claims that he was suffering from terminal prostate cancer and only had 3 months left to live he was released from a prison on 20 August 2009.   Some 11 months later he is still alive and apparently has not deteriorated since he left Scotland.  There have been calls for him to be returned to resume his sentence.  Would that be just?

Charlie St Cloud starring Zac Efron and Kim Basinger

Charlie St. Cloud  survives a car accident that takes the life of his younger brother, Sam. Before the accident, Charlie made a promise to Sam to practice baseball with him every day until he left for college. After the funeral, Charlie is able to see the spirit of his brother, who reminds him of the promise.

Charlie meets a girl, Tess, and develops a relationship with her. As he grows closer to Tess, Charlie realizes that he is growing further away from his brother. Charlie is torn between honoring his promise and moving forward with his newfound love.

Book of the Week:

THE OBAMA DIARIES

Do you remember Deep Throat – the informant known as Deep Throat, whose revelations forced the resignation of US President Richard Nixon. Well his son is on the go In WASHINGTON, D.C.

On 20th May 2010, Laura Ingham a well known journalist and radio presenter went to retrieve her car from an underground car park

on the bonnet was a manila envelope.

When she picked it up, a deep baritone voice called out from a nearby stairwell: "Just read it. You’ll know what to do." The shadowy figure then disappeared into the darkness without another word.

The envelope contained copies of what appeared to be real diary entries written by President Barack Obama, his family, and high-ranking administration officials.

Major media outlets love to describe the president as "no drama Obama," but The Obama Diaries tell a different tale.

The following are a few excerpts from the book.

Obama on Sarah Palin:

"Heck, doesn’t Palin have anything better to do than criticize me? Shouldn’t she be back home shooting some endangered wolf species from a helicopter?" (April 9, 2010)

Michelle Obama on being First Lady:

"I’ll be blowed if all this fabulosity is going to go to waste reading Dr. Seuss to snot-nosed kids all day." (January 23, 2009)

Obama on his visit to the Vatican:

"If I can ingratiate myself with a few more of these red-hats, the pope thing might not be a bad follow-up to the presidency."  (July 10, 2009)

Well all I can say is good luck on becoming the first black pope Mr Obama. 

Laura Ingham the author says that the material in the diaries contains more truth as demonstrated by events than what has been reported in any of the mainstream media.

 

 

Property Section:

Questions and Answers from this weeks Property Section with Lesely from Cadiz Casa: 

 

Q) I am selling my house and I have been told that money is held back when I sell. What is that for?

 A) This only applies to non-residents.  It is to ensure that Capital Gains Tax is paid even though the seller may no longer have any address in Spain. The retention is 3% of the amount declared in the escritura (that is the title deeds of the house)  at the time of sale.

It is deemed to be a down payment of the Capital Gains Tax due. In these cases it is the responsibility of the buyer, via their lawyer, to lodge the retention with the tax authorities within 30 days of signing the escritura (or title deed) in front of the notary. Hacienda. The tax authorities  then have 6 months in which to calculate the actual Capital Gains Tax  due and return any overpay. Of course the bad news is that they can also claim any underpay.

 

Q) Is it normal for Plusvalia to be paid by the seller? 

A) Plusvalia is a local (municipal) tax charged by the town hall on properties when they are sold. It is calculated on the rateable value of the property and the number of years that have passed since the property was last sold.  The idea is to tax the increase in the value of the land on which the property stands.

The base for this tax is the valor catastral (an administrative value that is usually lower than the market value, sometimes considerably so) of the property. The amount due in tax will depend on how long the seller has owned the property  -  the longer the period, the higher the amount of tax.

Normally Plusvalia is paid by the seller but it is negotiable and can be paid by either party or divided between them.  Make sure it is made clear in the sales agreement who is paying this.

 

Q) I bought a new house 4 years ago and have now sold it.   We have seen a house we like but they say we have to pay the house price plus ITP.  When we bought the first house we paid IVA.  Has this tax changed its name or is this a second tax we have to pay.

A) When you buy  a newly built property you pay our equivalent of VAT called " IVA : Impuesto sobre el valor añadido" but When you are purchasing a resale, you will pay a transfer tax called " I.T.P - impuesto de transmisiones patrimoniales ". So they are in fact two separate taxes.

 

Q) Do I need an NIE number?  

A) Well if you want to buy a house, a car , pay utility bills, apply for a mortgage etc then you will need one.  Everybody in Spain has a personal identity number and we show our identity documents for all sorts of things.  Sometimes when you are buying things of a higher value like sofas, electrical appliances etc  in you will be asked for your number …. It is very common here and the Spanish accept that giving your identity is part of everyday life, so I would advise you to get one.

THE  CONFESSIONAL

 

This weeks confession has been made by James.  He says he has thought about what he did for years and feels that a confession might rid him of some of his guilt.

He used to be in a pipe band and they were obviously quite good as they travelled up and down the country to various shows etc and they used to stop overnight in a hotel.  Now James used to share a room with one of the other band members ….. Mike.  One event was on  a Sunday so they travelled to the town the night before and booked in to a hotel.  They all went out on the town and found some of the more lively bars and they met a few young ladies.  James thought things were going rather well with his young lady so he asked his friend Mike if he would mind letting him have their shared room in the hotel for the night.  Mike was a bit reticent as you can imagine but after a lot of pleading he agreed.

With nowhere to sleep Mike went back to hotel bar and when it shut he ended up sleeping on one of the seats in the hotel reception. 

Down came James with a smile like a Cheshire cat the next morning and when asked how it went he said he had a great night Nudge, nudge, wink, wink. 

Well if you are listening in Mike you have not seem him for a few years but he wants me to tell you that he was not very honest with you.  What really happened was he tried it on with the young lady and she told him to sling his hook and hit him with a Donor Kebab.  

He was too embarrassed to tell you so he crept upstairs and slept the night on his own in that big comfy room with the TV and the central heating.  While you slept on the cold, uncomfortable reception seating.
